Resilient View on Rio Lane
Severna Park Waterfront Home Renovation
For one determined homeowner, this Severna Park waterfront home renovation was the culmination of a 20-year dream. Having lived in the neighborhood since she was a child, she had long envisioned transforming her modest 1940s cottage on the Severn River into a bright, modern retreat that fully embraced its remarkable views.
She purchased the home in January 2003 and, over the years, collected design ideas and inspiration, filling her Houzz books with images that reflected her vision. While researching local architects, she discovered HD Squared Architects through a nearby project that mirrored her design goals. Confident in their approach to thoughtful, sustainable design, she knew she had found the right partner to bring her dream to life.
A Vision Reoriented
From the outset, the goal was clear: open the home to the Severn River while maximizing natural light and creating intentional flow. The entry was strategically redesigned to provide an immediate visual connection to the water, and the main level was completely reimagined so that the kitchen, dining, and living spaces all enjoy expansive river views.
A carefully designed second-story renovation added space for a luxurious owner’s suite, complete with a spa-like bath overlooking the water. Even with approval to build more than 3,300 square feet, HD Squared delivered everything the owner desired in just under 2,810 square feet, maximizing value while minimizing cost and environmental impact.
Thoughtful Transformation
This Severna Park waterfront home renovation required a full roof removal and structural reinforcement, turning challenges into opportunities. The once-cramped basement was opened up with new windows and doors, connecting it seamlessly to a covered outdoor patio.
Resilience and sustainability guided ever decision. The home earned LEED Gold certification, with features like upgraded insulation, energy-efficient systems, and a high-performance building envelope to reduce resource use and increase comfort year-round. Native landscaping supports local biodiversity, providing bird habitat and strengthening the site’s ecological balance.

I just started working with Melanie. I, as a builder, found her plans easy to work with. Her ideas were very creative and practical with a keen eye on both the budget and the environment. I look forward to our future endeavors. I have recommended her to my clients and will continue to do so.
