Resilient View on Rio Lane

Severna Park Waterfront Home Renovation

These Severna Park “empty nesters” dreamed of transforming their modest 1940s cottage into a bright, modern waterfront retreat that would finally take advantage of its stunning Chesapeake Bay views. embraced its stunning views. Though the original home sat on a prime Anne Arundel County site, its design didn’t connect with the natural beauty beyond its walls. The homeowners turned to HD Squared Architects to reimagine the space, focusing on functionality, flow, and finishes with a commitment to sustainable design.

A Vision Reoriented

From the outset, the goal was clear: open the home to the water on one face and to the landscaped, steep slope on the other, while maximizing natural light. The entry was strategically relocated to create an immediate connection to the waterfront. Inside, the main level was completely reconfigured so that the kitchen, dining, and living areas all enjoy expansive views of the Chesapeake Bay.

A carefully designed second-story addition added space for a luxurious owner’s suite, complete with a spa-like bath overlooking the water. Even with approval to build more than 3,300 square feet, HD Squared delivered everything the family needed in just under 2,810 square feet, maximizing value while minimizing cost and environmental impact. The design also emphasized efficiency: though the client was permitted over 3,300 square feet, HD Squared delivered everything they needed in just under 2,810 square feet, maximizing value and minimizing cost.

Thoughtful Transformation

This Severna Park waterfront home renovation required a full roof removal and structural reinforcement, turning challenges into opportunities. The once-cramped basement was opened up with new windows and doors, connecting it seamlessly to a covered outdoor patio.

Resilience and sustainability guided ever decision. The home earned LEED Gold certification, with features like upgraded insulation, energy-efficient systems, and a high-performance building envelope to reduce resource use and increase comfort year-round. Native landscaping supports local biodiversity, providing bird habitat and strengthening the site’s ecological balance.

A Home Reimagined

An inspired example of modern waterfront living in Anne Arundel County.

I just started working with Melanie. I, as a builder, found her plans easy to work with. Her ideas were very creative and practical with a keen eye on both the budget and the environment. I look forward to our future endeavors. I have recommended her to my clients and will continue to do so.
